This page outlines the rental application criteria our company has in place for all properties we manage. We understand you’re interested in finding a great place to live, and we’re committed to finding responsible residents who will enjoy our community.
This guide will explain the requirements to apply for tenancy. It details what we look for in potential residents, including income verification, credit history, references, etc. We encourage you to carefully review these criteria to determine if it is a good fit for you.
If you meet the following criteria and are interested in moving forward, please complete the application form online and submit it along with the required documents.
To guarantee a transparent and objective review process for all applicants, we recommend submitting all required documents as soon as possible. Completed applications are reviewed in the order received, and we will lease to the first qualified applicant(s).
At True Home Colorado Property Management, we are committed to fair housing practices and ensuring an equal opportunity for everyone. Our applicant screening process fully complies with all applicable federal, state, and local laws, including the Fair Housing Act and Colorado House Bills HB19-1106, SB23-1099, and SB23-184.
To ensure a fair and objective evaluation of all applications, we utilize a point-based system. Each applicant receives points based on, but not limited to, their qualifications in various categories, such as income verification, credit history, and rental history. A minimum point total is required for application approval. This system allows us to compare applicants efficiently and prioritize those who demonstrate financial stability and a history of responsible tenancy.
In some cases, we may offer applicants who fall short of meeting all minimum qualifications the opportunity to strengthen their application. This could involve paying a slightly higher security deposit or securing a creditworthy co-signer.
To ensure a successful application, please review the following requirements:
• Income: We require a combined gross monthly income from all adult applicants to be at least 2 times the monthly rent.
• Credit Score: A combined average Resident Score of 600 (calculated by TransUnion, similar to a FICO or Vantage score) is preferred.
• Criminal History: Convictions for registered sex offenses, domestic violence, or felonies may result in denial.
Additional Information
• Honesty: Providing truthful information throughout the application process is essential. Any misrepresentation will lead to application denial.
• Rental History: Evictions, outstanding balances with previous landlords, or open bankruptcies may disqualify your application.
• Positive References: Favorable rental references, including on-time rent payments, are strongly considered.
• Identification: A valid government-issued ID is required for all applicants 18 and older.
• Occupancy: All adults who will be residing in the unit must submit an application.
Considering a furry friend? We welcome well-behaved pets at True Home Colorado! Here’s what you need to know:
• Breed Restrictions: For insurance purposes, we have restrictions on some dog breeds. These include: Akita, Alaskan Malamute, Doberman Pinscher, German Shepherd, Pit Bull Terrier breeds (including American Staffordshire Terrier), Presa Canario, Rottweiler, Shar-pei, and Wolfdog hybrids.
• Pet Application & Fees: If your pet meets our breed criteria, you’ll need to complete a separate pet screening application (additional fees may apply) during the application process.
• Pet Fees: If your pet is approved, there’s a monthly pet fee of $55 and a one-time, non-refundable Pet Acceptance Fee of $300 per pet.
Emotional Support & Service Animals:
We understand the importance of service and support animals. If your pet qualifies as an Emotional Support Animal (ESA) or Service Animal, please submit the following documents with your application:
• Official Letter: A letter on a licensed professional’s letterhead stating the need for a service/support animal (without disclosing the specific reason). The letter should include the professional’s name, profession, work contact information, license number, and signature.
• No Online Certifications: We cannot accept online certifications for ESAs.
Important Note: If your pet is approved as an ESA or Service Animal, there are no additional fees or deposits.

Here’s a breakdown of our application process to help you get started!
Application Requirements:
• All applicants over 18 must submit a separate application ($50 fee, non-refundable).
• Complete applications include the application form and the application fee. Incomplete applications may be delayed or bypassed for complete applications received first.
Processing Time:
• We process applications within 48 business hours of receiving a complete application.
Application Decisions:
• Application fees are used to initiate the screening process, not to guarantee approval.
• In cases of multiple applications, we select the applicant with the highest qualifications based on our scoring system.
• If your application is approved but has a lower score, we hold your pre-approved application for 60 days. You can use this pre-approval for any of our other properties during that time without a new application fee.
Leasing and Move-In:
• If your application is approved, you’ll have 24 business hours to sign the lease agreement and submit the security deposit. We’ll hold the property for you during this timeframe.
• Failure to complete the lease and security deposit within 24 hours may result in the application being denied and offered to another applicant.
• For new leases (excluding renewals), a one-time lease initiation service fee of 10% of the monthly rent covers the costs associated with processing your lease and ensuring a smooth move-in.
To streamline the application process and ensure a prompt decision, please make sure your application includes all the following:
Income Verification:
• One month of pay stubs (employed applicants)
• Most recent tax return (self-employed applicants)
• Offer letter (if recently hired)
Credit Screening:
Please accept the TransUnion screening request to ensure your results are included.
• True Home Colorado is compliant with SB23-184 when processing subsidized applications and not using credit as a scoring factor.
Co-Applicant Applications:
• If you’re applying with others, all applicants need to submit separate applications.
Pet Documentation:
• If you have a pet, please provide the required documentation.
• For Emotional Support Animals (ESAs) or Service Animals, submit the necessary paperwork.
Reference Information:
• Provide contact details for your references and ensure they respond promptly.
Application Fee:
• The $50 application fee is required to initiate processing.
Consent Forms:
• Please sign the Consent to Background and Reference Check form.
Our application fee covers the costs associated with processing your application, as allowed by Colorado House Bill 19-1106 (Rental Application Fairness Act).
At True Home Colorado Property Management, we understand you may have already completed a tenant screening report. We’re happy to accept your Portable Tenant Screening Report (PTSR) – a reusable background check – provided it meets the following criteria:
• Up-to-Date: The report must be within the last 30 days of generation (as defined by Colorado Revised Statutes § 38-12-902(2.5)).
• Valid Source: The PTSR needs to come from a consumer reporting agency or a reputable third-party website specializing in consumer reports.
• Compliant: The report must comply with all state and federal laws regarding consumer information use and disclosure.
• Accurate: You certify that the information in the PTSR, including your name, address, bankruptcy status, criminal history, and eviction history, remains accurate as of the date you submit it.
Benefits of Using Your PTSR
When you provide a valid PTSR, you’ll enjoy these advantages:
• No Application Fee: We’ll waive the application fee for processing your rental application.
• No Additional Screening Fee: We won’t charge you for accessing or using your PTSR.
Important Note: While we accept your PTSR, we will also conduct our own screening report to ensure a complete picture. However, you won’t incur any additional fees for this internal screening.
